A full strip-out and rebuild as a warm roof, finished with fully bonded Elevate EPDM.

The problem

Condensation from the inside out

This flat roof was originally installed in 2010 with no vapour control layer (VCL) and inadequate ventilation. The deck had severely deteriorated from long-term condensation — sweating from the inside out — and in places was unsafe to walk on, with extensive timber decay.

The right build-up, in the right order

Removed all decayed timber and defective materials
Raised and adjusted the roof lantern
Installed new structural roof decking
Fitted a high-performance Vapour Control Layer (VCL)
Installed TR27 rigid insulation
Finished with a fully bonded Elevate EPDM membrane

Build-up: new decking → fully bonded white VCL → TR27 rigid insulation (thermal-break fixings) → Elevate EPDM, fully bonded
